Our Committee of Adjustment is authorized by the Ontario Planning Act to grant Severances via Consent Applications and Minor Variances from the provisions of our Zoning By-law.
This means the Committee can permit extensions, enlargements, variations and other changes to parts of land, buildings and/or structures that do not follow our Zoning By-law, if it is determine that the changes still maintain the general intent and purpose of our bylaw, meet the general intent of the Official Plan, is desirable for the development of the site and is minor in nature.
The Committee also has the delegated authority to approve land to be subdivided which would not be subject to a Plan of Condominium or Subdivision as long as the proposal complies with the Zoning By-law, Official Plan and Provincial Policy Statement.
The Committee considers the information submitted, along with a Professional Planning Recommendation from Staff, and makes a decision.
